The average sold price per square foot landed at $972.09.
As of early September, there are 25 active listings, with an active median list price of $1,675,000.
What we’re seeing: Kensington and Talmadge continue to shine for their historic character, walkable streets, and central location. Homes here often move quickly when they’re well-prepared for market, and buyers are showing they’re ready to pay for charm and lifestyle.
Over the same 30-day stretch, 9 homes closed in Del Cerro, with a median sold price of $1,410,000.

The average sold price per square foot came in at $671.27.
Right now, 15 homes are actively listed, with an active median list price of $1,899,000.
What we’re seeing: Del Cerro continues to attract buyers looking for space, hillside views, and access to Mission Trails. Homes here may take a touch longer to sell, but well-positioned listings are drawing steady interest, especially in the mid-price ranges.
The biggest takeaway? San Diego buyers are still engaged, but selective. Across both neighborhoods, homes that are staged, priced strategically, and marketed well are moving in about 3–4 weeks. Sellers who take time to prep for market are reaping the rewards, while buyers are finding opportunities to move into some of San Diego’s most desirable pockets.
