Homebuyers
Buying a home can feel like a mystery if you’ve never done it—or haven’t done it in a while. One of the most common questions I get is: “How long does the whole process take?”
The short answer? It depends. But here’s a realistic, step-by-step look at the full timeline of buying a home in San Diego—from the moment you decide to start the process to the day you get the keys.
This part often gets skipped in people’s minds, but it’s crucial:
Getting pre-approved by a lender
Figuring out your budget and monthly comfort zone
Identifying your must-haves vs. nice-to-haves
Connecting with your agent (hi!)
Some buyers have this ready to go. For others, this stage can take a couple of weeks depending on how quickly you’re moving.
This is where timelines vary the most. Some buyers find “the one” in a weekend. Others search over a few months.
How fast this part goes depends on:
How specific your criteria are
The availability of homes in your price range
How competitive the market is when you’re looking
In San Diego, low inventory can extend this phase, especially if you’re aiming for a popular price point or neighborhood.
Once you find a home you want, the offer-writing process can happen quickly—often within a day or two.
Negotiations might go back and forth for a few days, depending on:
Whether it’s a multiple-offer situation
How responsive the sellers are
Any terms or requests being made (credits, repairs, etc.)
Once you’re in escrow, you’re under contract and the real behind-the-scenes work begins:
Appraisal
Inspections
Title review
Loan processing
Final sign-off and funding
Most escrows in Southern California take around 30 days, but some can close faster if everyone’s motivated and the financing is straightforward.
Waiting to get pre-approved
Not being clear on your budget
Low inventory or shifting buyer expectations mid-search
Appraisal or inspection issues during escrow
Financing or underwriting holdups
Getting fully underwritten by your lender upfront
Working with a responsive team (agent, lender, escrow, title)
Being flexible and ready to act when a good home hits the market
Knowing your priorities and being prepared to compromise if needed
Here’s a typical breakdown:
Prep: 1–3 weeks
Search: 2–8 weeks
Offer + Escrow: ~30 days
Total: Anywhere from 6 to 12+ weeks, depending on your situation and the market.
Everyone’s buying process looks a little different. If you’re wondering how long it might take in your specific situation—or what steps you should start now—I’d be happy to talk it through with you.
Whether you're a first-time buyer or just feeling out your next move, I’m here to make the timing work for you—not the other way around.
